  1. MAY 2026 CENTRAL VIETNAM REAL ESTATE NEWS SUMMARY

    1.
    2. 1. Da Nang Climbs 212 Places In Global Startup Ecosystem Rankings.

    3.
        1. Da Nang has made a remarkable leap in the 2026 Global Startup Ecosystem Index, climbing 212 places from 766th to 554th globally. Announced during StartupBlink’s global online seminar, the achievement highlights the city’s growing reputation as an emerging innovation and technology hub in Southeast Asia. The strong improvement reflects not only the increasing number of startups but also the rising quality, connectivity, and competitiveness of Da Nang’s innovation ecosystem on the global stage.

According to local officials, the progress is the result of long-term collaboration among government agencies, universities, research institutes, technology companies, investors, mentors, and international partners. Da Nang has also prioritized investment in digital transformation, innovation infrastructure, and high-tech industries including artificial intelligence, semiconductors, blockchain, and biotechnology. Through international cooperation programs, startup events, and innovation initiatives, the city continues to strengthen its ecosystem. Being selected by StartupBlink as a representative ecosystem at the global launch workshop further reinforces Da Nang’s ambition to become a leading regional innovation center in the future.

2. Da Nang Studies Construction of a VND 10,000 Billion Underground Tunnel Beneath the International Airport.

  1. Da Nang is studying a landmark infrastructure project to build a tunnel beneath Da Nang International Airport, with an estimated investment of around VND 10,000 billion. If approved, it would become Vietnam’s first tunnel constructed under an active airport runway. The project aims to improve east–west traffic connectivity, as the airport currently creates a major barrier within the city, increasing congestion and limiting urban mobility. Preliminary plans include a 2.9-kilometer tunnel system, with nearly 900 meters running directly beneath the runway.

  2.

Due to the complexity of construction beneath an operational airport, the project would require advanced engineering, strict vibration control, and rigorous aviation safety standards. Authorities are considering several technical options, including integrating future MRT or subway infrastructure into the tunnel system. Because the airport also has strategic defense functions, the project will require approval from central government, aviation, and military authorities. The proposal is currently in the pre-feasibility stage, with studies expected to continue through 2026.

3. New Construction Law Expands Permit Exemptions, But Does Not Mean “Build Freely”.

    1. The amended Construction Law 2025, effective from July 1, 2026, marks a major shift in Vietnam’s construction management by expanding cases exempt from construction permits. Small private homes under seven floors and 500 square meters, including many Level-4 houses, will no longer require permits. The reform aims to simplify administrative procedures and reduce reliance on the traditional permit-based system, especially for homeowners in urban areas. Interior renovations that do not affect structural integrity or external appearance, along with certain pre-approved infrastructure projects, are also exempt.

Despite the simplification, permit exemption does not mean unrestricted construction. Property owners must still comply with zoning, planning, and technical regulations while notifying local authorities before construction. Violations may still result in fines, forced corrections, or demolition orders. Overall, the new law reduces bureaucratic barriers but places greater responsibility on owners to ensure legal compliance throughout the construction process.

4. Vietnam Enters APAC Growth Leaders, Creating New Opportunities for Real Estate Markets.

    1. Vietnam has been ranked among the Top 20 growth hubs in the Asia-Pacific region by Savills World Research, highlighting the country’s rising economic strength and long-term real estate potential. The report evaluated 245 cities based on GDP growth, wealth accumulation, demographics, and migration trends through 2035. Ho Chi Minh City ranked as the second-fastest growing city in APAC, while Hanoi placed fifth, supported by infrastructure investment, expanding middle-class demand, and strong foreign direct investment inflows.

This recognition is expected to create new momentum for Vietnam’s real estate market, particularly across office, residential, and mixed-use sectors. As international businesses continue expanding operations in Vietnam, demand for high-quality real estate and professional property management standards is increasing rapidly. Experts believe integrated facility management, ESG compliance, and operational efficiency will become increasingly important as Vietnam strengthens its position as one of Asia-Pacific’s most dynamic growth markets.

5. AHT Breaks Ground on Da Nang International Passenger Terminal Expansion Project.

  1. The expansion of Terminal T2 at Da Nang International Airport has officially begun, marking a significant step in upgrading the city’s aviation infrastructure and supporting long-term economic growth. Developed by Da Nang International Terminal Investment and Operation Joint Stock Company with an investment of nearly VND 1,500 billion, the project responds to rapidly increasing international passenger demand. Originally designed to handle 4 million passengers annually, Terminal T2 has consistently exceeded capacity, serving more than 7.1 million travelers in 2019 while maintaining strong traffic levels through 2024 and 2025.

  2.

The project will add approximately 3,600 square meters, increasing the terminal’s total area to over 21,000 square meters. Major upgrades include expanding check-in counters from 54 to 85, increasing boarding bridge gates from 4 to 7, and installing an advanced baggage handling system to improve efficiency and reduce waiting times. The design will maintain the airport’s existing architectural identity while creating more passenger-friendly and natural spaces. Once completed, the expanded terminal is expected to accommodate around 6 million international passengers annually, strengthening tourism, connectivity, and Da Nang’s role as a major aviation hub in Central Vietnam.

6. Partnership Established to Develop Two AEON Mall Projects in Da Nang.

Da Nang is set to strengthen its commercial and retail landscape through two major AEON Mall developments, marking a significant expansion of modern retail infrastructure in Central Vietnam. The first project, AEON Mall Da Nang Hoa Xuan, is being developed through a partnership between BIM Group and AEON Mall Vietnam. Planned on a site of approximately 101,800 sqm with a gross floor area of around 126,740 sqm, the project carries an estimated investment of VND 4,381 billion. Designed as more than a shopping mall, it will integrate retail, entertainment, lifestyle, and community functions within a broader urban environment. Meanwhile, AEON Mall Da Nang Thanh Khe will form part of the TTC Plaza Da Nang mixed-use complex, combining retail, hotel, serviced apartment, and office components.

The arrival of two internationally operated AEON malls is expected to enhance Da Nang’s retail and service ecosystem while creating jobs and stimulating consumer demand. These developments also support the city’s broader transformation into a regional center for commerce, tourism, and modern urban living.
